Our Fees
Property Finding Service Fees
There are no fees payable for our main Property Finding Service. As a result of our long established relationships with developers, estate agents and private owners throughout Mallorca, and the knowledge that Mallorca Real Estate Search clients are all qualified and serious buyers, our costs are covered by the vendor or their representatives in the event that you, our client, successfully purchase.
This "no cost to the purchaser" service includes establishing a detailed brief from client for the property search; undertaking a detailed property search forwarding details etc; refining search and producing shortlist for viewing with client; accompanied viewings of shortlisted properties with client; negotiating on behalf of client with vendors or vendors representatives; assisting client, if required, with appointment of appropriate professional team / advisors to include Lawyers, Surveyors, Financial Advisors etc and liaising with the same; Attending Notary signing with client and client's legal representative.
Some times our clients require additional services and support for which fees may be payable. In particular these include:
- Previewing shortlisted properties on behalf of client. If you would like us to personally visit and report, in additional detail, on the suitability of individual properties, prior to your visit to the Island we are able to do so. In this way we can look in much greater detail at these specific properties to assess and comment on their alignment to the Property Brief, thus avoiding unnecessary visits when you come to view. A small charge of 35€ per property is applicable.
- If you are uncertain about which areas of the Island you may wish to consider for an acquisition we are able to arrange "familiarisation trips" prior to commencing a detailed property search. We will accompany you to the area / town, take you to visit the areas where suitable properties might be located, show you the main amenities and attractions etc. Our charge is 100€ per day to cover costs.
- If you require services such as a formal Survey and Valuation report these are charged separately. Charges depend on the complexity and the basis of the report required. Please ask for a quote.
Additional services such as aerial viewing trips can be arranged as can private flights to and from Mallorca. Please enquire for further details.
